Brookin House is a year-round vacation rental, fully remodeled over 2020–2021 offering a variety of amenities that our guests enjoy in every season.  The following information is designed to address FAQs from our guests and provide specific details relating to the property’s specific accommodations and guidelines.

House Rules

  • Check in - 4pm

  • Minimum stay - yes, one week during peak seasons (April-October)

  • Noise level - per local guidelines

  • Smoking - yes, in designated areas outside only

  • Maximum guests - 8 Brooklin House only / 10 including the Top Deck Penthouse Suite

  • Maximum gathering - 11 people inside, up to 20 outside

Equipment

  • Septic - Modern sewage system newly installed in 2020.

  • Dehumidifier - The Below Deck space has a modern dehumidifying system throughout to ensure good air quality at all times.

  • Electrical and Lighting - Energy efficient and new lighting fixtures throughout.

  • HVAC - Underfloor heating on the main floors including bathrooms. Below Deck has radiators and a gas fireplace.

  • Air conditioning - main floor and basement areas controlled via the Nest thermostats. 

  • Generator - Brooklin House has a Generator that automatically starts in the event of an outage.

  • Water - Private well with state-of-the art  and highly sophisticated water filtration system that ensures our water is both drinkable and safe. Our water is regularly tested through professional laboratories to maintain its purity.
